Clearwater history and housing
Clearwater was settled in 1870 and had 2,653 residents in the 2020 census, with about 985 housing units. Its older streets near downtown have homes built across more than a century, while newer houses and acreages spread out around the edges. The town takes its name from the Ninnescah River, which runs west and south of it; the name comes from an Osage word for water often translated as clear water. Southwest Sedgwick County around it is open farm country.
Storm history
Clearwater is part of the story of one of the most significant tornadoes in Kansas history. The National Weather Service's Wichita office notes that the April 26, 1991 tornado began about a mile and a half south of Clearwater before tracking northeast through south Wichita, McConnell Air Force Base and Andover. Most years bring no tornado, but nearly every spring brings hail and high winds somewhere in the area, and siding is often the first thing they damage.
Common siding jobs in Clearwater
Hail and wind repair
Cracked vinyl, chipped fiber cement and dented metal are the usual signs. Walls facing open fields take the brunt. If several walls are damaged, an insurance claim may be worth filing. See hail damage siding and siding insurance claims in Kansas.
Re-siding older homes
Older in-town houses may have original wood siding, asbestos-cement shingles or a later layer of aluminum or vinyl. A full replacement is a chance to inspect the wall, replace rotted wood and add modern flashing and house wrap. See siding replacement.
Outbuildings on acreages
Rural properties around Clearwater often have detached garages, shops and barns. Steel siding is the common choice for agricultural buildings; engineered wood panels are popular for shops near the house.
Asbestos-cement on older homes
Mid-century homes in small Kansas towns often have asbestos-cement shingles, recognizable as rigid rectangular shingles with a textured or wavy bottom edge. The EPA recommends leaving intact asbestos material alone and using trained professionals if it must be disturbed. If you are not sure what your siding is, a lab test can tell you. See old asbestos and aluminum siding replacement.
Picking a material for open ground
- Fiber cement resists small and moderate hail and does not flap in wind. See fiber cement siding.
- Insulated or thicker vinyl resists cracking better than thin vinyl. See vinyl siding.
- Engineered wood flexes rather than cracks. See LP SmartSide.
- Steel will not crack but can dent.

Permits
Inside Clearwater city limits, check with the city about permits and contractor requirements. Outside town, properties in unincorporated Sedgwick County are under MABCD; its code exempts siding repairs of 400 square feet or less within 12 months. A whole-house re-side generally needs a permit. See the permit guide.
Small-town contractor questions
In a small town, word of mouth matters, but verify anyway. Ask any contractor for its license or registration number where required, a written contract with scope and materials, and how it handles permits and cleanup. See how to choose a siding contractor.
Near the river
Properties in low spots near the Ninnescah can stay damp after heavy rains. Siding that sits close to wet ground rots and stains first, so keep the manufacturer's clearance above soil and concrete, extend downspouts and grade soil away from the foundation. Moisture-tolerant materials and sealed cut ends help too.
Keeping siding healthy between projects
- Walk around the house each spring and after major storms.
- Keep sprinklers from spraying the walls.
- Trim shrubs back so siding can dry.
- Keep gutters clean so water does not overflow down the walls.
