From 432 people to Wichita's largest suburb
Derby's growth story is unusual. Between 1950 and 1956, its population jumped from 432 to roughly 5,000, driven by the post-war aviation boom and nearby McConnell Air Force Base. Growth never really stopped. The 2020 census counted 25,625 residents, making Derby the largest suburb of Wichita, and 10,672 housing units, up from 8,774 in 2010.
That history gives Derby three distinct generations of homes, each with its own siding issues.
Generation 1: 1950s and 1960s boom homes
Houses built during the original boom are mostly modest ranches. Original siding was often wood lap, wood shingles or asbestos-cement shingles; many have since been covered with aluminum or vinyl. On these homes:
- Asbestos-cement may be under later siding. The EPA advises against disturbing it without trained professionals.
- Painted wood may contain lead; contractors working on pre-1978 homes must follow EPA lead-safe rules.
- Rotted sills and sheathing are common finds when siding comes off.

Why the base matters
In 1952, the Air Force took over Wichita's municipal airport and established McConnell Air Force Base between Wichita and Derby, and Boeing's plant a few miles north gave workers a reason to live close by. Military families still move in and out of Derby regularly, which matters for siding in a practical way: homes change hands often, and buyers and inspectors notice worn exteriors. A re-side before listing can help a house show well.
Generation 2: 1970s to 1990s
Homes from these decades often have hardboard lap siding, plywood T1-11 or early vinyl. Hardboard swells and flakes at the bottom edges when water gets in, and early vinyl gets brittle with age. Many of these homes are now on their first or second full replacement. See siding replacement and signs you need new siding.
Generation 3: 2000s to today
Derby's newer subdivisions, especially on the east side, mostly have vinyl with stone or brick wainscots, and some have fiber cement or engineered wood. Siding needs here are usually storm repairs, color matching and upgrades. Most of these neighborhoods have HOAs that approve exterior changes.
Hail and claims
Hail regularly damages siding in Derby, and big storms can affect whole neighborhoods at once. When that happens, contractors and door knockers arrive quickly. Take your time: document damage, call your insurer and get more than one bid. See hail damage siding, the claim guide and storm chasers and door-to-door contractors.
Updating a 1950s or 1960s ranch
New siding can transform an older Derby ranch:
- Wider lap or Dutch lap vinyl instead of narrow old lap.
- Board and batten accents on gables. See fiber cement and LP SmartSide.
- Stone veneer under front windows.
- New soffit and fascia to finish the eaves.
- Replacing old windows at the same time. See windows and siding together.
For resale, the 2025 Cost vs. Value report showed fiber-cement and vinyl siding replacement among the projects with strong cost recovery nationally.
Permits
Derby has its own city government, so check with the City of Derby about permits and contractor licensing or registration before a large project. As a reference, the Wichita-Sedgwick County building code exempts siding repairs of 400 square feet or less within 12 months. See the permit guide.
Matching siding in newer neighborhoods
When one or two walls of a newer Derby home are damaged, matching the color and profile is the main challenge. Ask the contractor whether the original product is still available, consider replacing whole walls so color changes fall at corners, and check how your insurance policy handles matching. See siding repair.
