County seat and oil capital
El Dorado was laid out in 1868 and incorporated in 1870 on the Walnut River. It is the county seat of Butler County and home to Butler Community College. In 1915, the El Dorado Oil Field became the first oil field found using geologic mapping, and by 1918 it was the largest single-field producer in the country. The El Dorado Refinery, on the southwest side of town, is the largest in Kansas. The city had 12,870 residents and about 5,838 housing units in the 2020 census.
The 1958 tornado
On June 10, 1958, an F4 tornado struck El Dorado, killing 13 people and injuring at least 80. Parts of town were rebuilt afterward, which is one reason El Dorado has a mix of housing ages within the same neighborhoods. Today, hail and wind are the more frequent threats to siding.
Siding across El Dorado's housing eras
Late 1800s and early 1900s
Historic homes near downtown often have original wood clapboard with decorative trim, painted many times. Lead paint and rot at sills and porches are common concerns. Repairing and repainting can preserve them when most boards are sound. See wood siding.
Oil boom through mid-century
Homes from the 1910s through the 1960s may have wood siding covered later by asbestos-cement shingles, aluminum or vinyl. A re-side often means removing more than one layer. See old asbestos and aluminum siding replacement.
Later decades
Ranches and newer homes may have hardboard, T1-11 or vinyl. Hardboard and plywood panels fail at the bottom edges when water gets in. See what is T1-11 siding? and siding replacement.
Lake homes and wind
Homes near El Dorado Lake, northeast of town, face open-water wind and storm exposure. On those homes, wind-rated installation, secure gable ends and good flashing behind the siding matter. Fiber cement and properly fastened vinyl are common choices; steel works for boat storage and outbuildings. See fiber cement, vinyl and steel siding.
Safety with older materials
Pre-1978 homes may have lead paint on siding and trim; the EPA requires lead-safe work practices from contractors who disturb it. Asbestos-cement shingles should be left intact or removed by trained professionals, according to the EPA. Ask any contractor how it will handle these materials.
Hail and claims
When hail hits El Dorado, older brittle siding often fails across several walls. Photograph damage before repairs, call your insurer and get more than one bid. See hail damage siding and the claim guide.
Permits
El Dorado is in Butler County, outside MABCD's jurisdiction. Check with the City of El Dorado about permits, contractor requirements and any historic district rules; rural addresses fall under Butler County. See the permit guide for general background.
Near the refinery and the college
Neighborhoods closer to the refinery and older industrial areas sometimes see more dust and grime on exterior walls. Vinyl and fiber cement wash easily with a garden hose and soft brush; avoid high-pressure washing that can force water behind siding. Rental homes near Butler Community College often need durable, low-maintenance siding that holds up between tenants.
Soffit and fascia on older homes
Older El Dorado homes often have deep eaves with wood soffit and fascia that rot behind gutters. Replacing or wrapping them, and adding soffit ventilation, is often part of a siding project. See soffit and fascia.
