Is siding damage covered?
Most homeowners policies cover sudden damage from perils such as wind and hail, subject to the deductible and the policy's terms. Wear and tear, rot, poor maintenance and installation defects are generally not covered. Terms you will see
- Deductible: the amount you pay before coverage applies. Many Kansas policies have a separate wind and hail deductible, often a percentage of the dwelling coverage (for example, 1% or 2% of the home's insured value) rather than a flat amount.
- Replacement cost value (RCV): the cost to repair or replace with like kind and quality, without subtracting for age.
- Actual cash value (ACV): replacement cost minus depreciation. Older siding can be depreciated significantly.
- Recoverable depreciation: on many RCV policies, the insurer pays ACV first and the withheld depreciation after the work is done and documented.
- Cosmetic damage exclusions or limits: some policies exclude or limit damage that affects appearance but not function, such as small dents in metal.
- Code upgrade (ordinance or law) coverage: pays for work required by current codes, if your policy includes it.
- Supplement: a request for additional payment when items were missed or more damage is found once work begins.
Step by step
- Secure and document. Photograph every side of the house and close-ups of damage before any permanent repairs, and keep receipts for temporary repairs. The Kansas Insurance Department recommends exactly this (Kansas Insurance Department, "After the storm").
- Report the claim to your agent or insurer promptly. Note the claim number and adjuster's contact information.
- Get an independent written estimate from a local siding contractor that lists every item: siding, trim, soffit, fascia, house wrap, flashing, permit, tear-off and disposal.
- Meet the adjuster. You can have the contractor present. Point out damage on every elevation, including soffit, fascia, gutters, window wraps and screens.
- Review the insurer's estimate line by line against the contractor's. Ask questions in writing about differences.
- Supplements. If items were missed or hidden damage is found, the contractor documents it with photos and the claim can be supplemented according to your insurer's process.
- Final payment. On RCV policies, submit the final invoice and photos to recover withheld depreciation.

Matching
When only part of the siding is damaged and replacement material does not match the rest, how the claim is settled depends on the policy language and the insurer's practices. Document why a match is not possible: product discontinued, color faded, profile different. Ask your adjuster how your policy treats it, and contact the Kansas Insurance Department's consumer assistance line if you have a dispute you cannot resolve (Kansas Insurance Department, "After the storm").
Assignment of benefits in Kansas
Some contractors ask homeowners to sign an assignment of benefits (AOB), which lets the contractor pursue the claim and be paid directly. Kansas law, K.S.A. 50-6,143, sets rules for these assignments to residential contractors: the assignment must include a specific capitalized notice that it is voluntary, the contractor must send a copy to the insurer within three business days, you can cancel within five business days after signing, and it cannot keep your insurer from communicating with you or impair your mortgage company's interest (K.S.A. 50-6,143 (assignment of insurance benefits to a contractor)). Deductibles and contractor offers
You are responsible for paying your deductible. Be cautious of anyone who offers to "cover," "absorb" or "waive" it, or to inflate an estimate so you pay nothing. Those offers can put you in a difficult position with your insurer. A legitimate contractor's estimate reflects the real scope and price.
When paying yourself makes sense
If the damage is minor and the repair is close to or below your wind and hail deductible, a claim may not pay anything, and it may still appear in your claim history. Get a repair estimate first, compare it with your deductible, and ask your agent how a claim could affect your policy.
Mortgage company checks
If you have a mortgage, claim checks are often made out to both you and your lender. Lenders have their own processes for releasing funds, sometimes requiring inspections or lien waivers. Call your servicer early to learn what it needs.
Upgrades through a claim
If you want a different or better material than what you had, for example fiber cement instead of vinyl, the insurer generally pays for like kind and quality and you pay the difference. Get the upgrade priced separately in writing.
Keep a claim file
Keep everything in one folder or email thread: photos with dates, the claim number, adjuster names and contact information, every estimate, emails and letters from the insurer, receipts for temporary repairs, the contract, permits and final invoices. If a question comes up months later about recoverable depreciation or a supplement, that file is what resolves it.
