A county seat with history

Wellington was platted in 1871 and named for the Duke of Wellington. It is the county seat of Sumner County and had 7,715 residents in the 2020 census, with about 3,690 housing units. Many of its homes are older than those in Wichita's suburbs, and its streets include houses from the late 1800s and early 1900s.

Storms in Wellington's past

Wellington has a long relationship with severe weather. On May 27, 1892, an estimated F4 tornado struck the town, destroying about 100 homes and 30 businesses. More recently, on May 3, 1999, a tornado touched down about four miles north of Wellington during the same outbreak that devastated Haysville, according to the National Weather Service. Hail and high winds are more common threats to siding in most years.

Older homes and wood siding

Wellington's historic housing often has original wood clapboard, wood shingles in gables and decorative trim. Some homes have been covered with aluminum, vinyl or asbestos-cement shingles over the years. For owners of these houses:

  • Lead paint is likely on pre-1978 painted wood. Contractors must follow EPA lead-safe work practices when disturbing it.
  • Asbestos-cement shingles should not be broken or sanded; the EPA recommends trained professionals.
  • Rot is common at sills, porch roofs and window bottoms on houses this age.
  • Uneven walls may need furring before new siding goes up.

Restore or replace?

Owners of historic Wellington homes often face a choice: repair and repaint original wood siding, or replace it. Repair keeps original material and character, and works well when most boards are sound. Replacement makes sense when rot is widespread or paint will not stay on. If you replace, fiber cement or engineered wood in a narrow lap profile with smooth finishes and wide trim can echo the original look. See repair vs. replacement.

Covering original siding

Many older Wellington homes have had a layer of siding added over the original wood. If you are re-siding one of these, ask the contractor whether removing both layers makes sense. Tear-off reveals rot and lets new flashing and house wrap go on properly. See can you put new siding over old siding?

Newer homes and farm properties

Newer Wellington homes mostly have vinyl siding and need storm repairs or eventual replacement. Farm and acreage properties around town often include barns and shops with steel or wood siding. See vinyl siding and steel siding.

Permits

Wellington is outside Sedgwick County and MABCD's jurisdiction, so check with the City of Wellington about permits and any contractor registration requirements. Properties outside city limits fall under Sumner County. If your home is in a historic district or listed on a historic register, ask whether design review applies. See the permit guide for how permits generally work.

Insurance and older materials

When hail damages an older Wellington home, matching original wood siding or discontinued aluminum can be impossible. Talk with your adjuster about how your policy handles matching, and document every wall. Some homeowners use a storm claim as the moment to re-side the whole house, paying the difference for any upgrade. See siding insurance claims in Kansas.

Soffit, fascia and decorative trim

Older Wellington homes often have deep eaves, wood fascia and decorative details that rot over time. Repairing or replacing them with low-maintenance materials, while keeping the shape of the original, is often part of a siding project. See soffit and fascia.
